Lodging Policies

Lodging Policies
The Basics
- Room rates are based on two occupants.
- Additional occupancy is $25 per person/night.
- We charge a deposit of 50% of your room rate to hold your room for you. We require a credit card to confirm and book the reservation. The remaining balance is due upon arrival.
- For your final balance, we accept cash, check, traveler’s check, Visa, Master Card, American Express, and Discover.
- Our standard check-in is ANY time after 4 pm. We do, however, allow early arrivals by prior arrangement at a rate of $25 per room.
- Check-out is at 11:00 am. We do offer a noon check-out time at a rate of $15 per room.
- We strive to greet every guest upon arrival. In the rare instance that this is not possible, there will be a letter on the front desk with directions to your room, your room key & other FAQs. You’ll receive a text message from us at least a day before your arrival, so you can text or call us with any questions or requests.
- During our busy season (May â October) and on holiday weekends, we require a 2-night minimum stay on weekends. We will allow a 1-night stay if a weekend night ends up âstrandedâ (when someone books Saturday & Sunday nights, Friday will end up available), so call us to see if that option is open for you.
- Taxes: PA Sales tax is 6.0% and Lancaster County Excise Tax is 1.1%
- We strive to greet every guest upon arrival. In the rare instance that this is not possible, a laminated set of instructions to your room plus frequently asked questions, along with your room key, will be on the front desk. You will find an exact duplicate of the laminated sheet in your room. Youâll receive a text message from us at least a day before your arrival, so you can text or call us with any questions or requests.
Cancellations & No-Shows
Because of our small size, cancellations and no-shows affect us significantly. Once we reserve a room for you, it is YOURS, and we turn away all other requests for that room. For this reason, we have implemented a cancellation policy as follows:
Cancellations made 15 days or more before your arrival date:
A $25/per room cancellation fee is assessed.
The remaining deposit is refunded. For example, if the check-in date is the 20th of the month, cancellations made on or before the 5th of the month would fall under this scenario.
Cancellations made 3 â 14 days prior to your arrival date: The deposit is forfeited unless we are able to re-rent the room(s) for the entire reservation. A $25/per room cancellation fee is assessed and is deducted from the refund if the room(s) is(are) rebooked. For example, if the check-in date is the 20th of the month, cancellations on any date between and including the 6th and the 17th of the month fall under this scenario;
Cancellations made less than 3 days of arrival date:
The deposit is not refunded, and the balance due is charged to the card on file unless we are able to re-rent the room(s) for the entire reservation; if room(s) is(are) able to be rebooked, the $25/room cancellation fee is assessed. For example, if the check-in date is the 20th of the month, cancellations on or after the 18th of the month would fall under this scenario.
If a guest does not arrive and honor his or her reservation or contact us to cancel (aka â No Show), the credit card on file will be charged for the full remaining balance of the reservation.
There are no refunds for early departure (unless we are able to re-rent the room).
This is a strict policy. If it concerns you, please consider purchasing our OPTIONAL CANCELLATION WAIVER at checkout, to protect yourself from unforeseen circumstances, which may require cancellation of your trip.
Smoking
We are a non-smoking facility, so smoking is not allowed indoors. Youâre welcome to smoke outdoors (away from open windows). Please use the waste receptacles available. If evidence of smoking is found in your guest room, a $250 cleaning fee will be charged to your credit card.
Fire, CO2, and Water Safety
For your protection, a new fire, CO2, and water monitoring system has been installed. There are monitors throughout the inn and in guest rooms. Tampering with, disabling, or removing any monitor is strictly prohibited and will result in a $450 charge to the credit card on file. Again, these have been installed with everyone’s protection in mind; thank you for your adherence to this policy.
Parking
Parking is limited to guests only, as we have only one parking space per room. Please let us know in advance if you need parking for more than one vehicle, and we’ll do our best to accommodate you or direct you to our overflow lot.
Children
As many of our guests are looking for a quiet getaway, we kindly ask that any children be aged thirteen and up. Please note that we do not provide a special childrenâs menu at breakfast.

Usage
Please note that booking a night’s stay at The Historic Smithton Inn entitles only the paying guests to the night’s stay, breakfast, and use of the common areas. It does not include the use of any part or all of the house for wedding preparation, photography, or inviting extra friends/relatives/children without the prior consent of the owners. As such, hair and makeup artists are not permitted. Brides, please make your hair and makeup appointments at a local salon. The Historic Smithton Inn reserves the right to cancel a reservation that does not comply with these standards.
Legal Notice
This is not only our business, but also our home and we reserve the right to refuse service to anyone. We are not responsible for accidents or injury, damages to personal property or vehicles, or for the loss of money or valuables of any kind. We have a safe available and are happy to secure your valuables upon request.

Forgotten Items
Items left behind at the inn can be sent to you via mail at your request. The shipping + a $5 handling and packaging fee (rounded to the next whole dollar) will be billed to your credit card. After 3 months, any unclaimed items will be donated to our local Goodwill.
